Preventive Care—Every Day

With more than 25 years of experience in the operation of electro-mechanical equipment in commercial buildings, Delta T Engineering and it’s authorized distributor’s can assure you that the Delta T Alert™ sensors will be installed only on applicable electrical enclosures. Placement of the Delta T Alert™ sensors on these enclosures is also critical for proper and accurate operation. To ensure proper installation and set-up - All personnel of Delta T Engineering and authorized distributor’s must have a minimum two years of infrared testing experience and are also required to hold a minimum Level - II certification from the Infraspection Institute (www.infraspection.com). Infraspection Institute is the oldest independent infrared training and certification firm in the world. Founded in 1980, Infraspection Institute has trained and certified nearly 10,000 thermographers worldwide. They have shaped the infrared industry through training, technical consulting, technical publications, research, standards development, and software publishing.

Why is Electrical Preventive Maintenance Important?

According to Hartford Steam Boiler (HSB) electrical system malfunctions are the leading cause of fire in commercial buildings. They report estimates on an annual cost to industry from power related anomalies have ranged from $30 billion to $200 billion. Based on HSB Claims Data, more than 30% of these anomalies are caused by loose and dirty connections. These loose connections are caused by thermal expansion and contraction due to electrical loads which cycle between high and low demand and provide a high resistance path which slowly worsens over time due to the constant low/high cycle demand and vibration. The resistance on electrical connections also has a direct effect on power losses. An effective preventive maintenance program will allow for scheduled maintenance for repairs such as loose and dirty connections which will reduce your energy cost. Over a period of time, these corrective actions will save commercial properties a substantial amount of money as well as improve safety and reduce down time.

Statistics from the Institute of Electrical and Electronic Engineers (IEEE), show that you can effectively reduce your risk of an unscheduled outage by as much as 66% with an effective preventive maintenance program in place. (Figure 1 to the right)

Your electrical distribution system is the most critical segment of your facility - if it fails, building services stop. Unplanned outages can be very costly when replacement equipment can not be found quickly. These outages always seem to happen at inopportune times and emergency repairs become very costly due to the urgency of the situation. In most cases temporary work is required prior to any permanent repairs can be completed. HSB experience shows that on average you may expect a minimum of six hours of downtime caused by a small electrical failure in your electrical distribution system.

About Delta T Engineering

Delta T Engineering, LLC has been involved in the nondestructive testing and operation of electromechanical equipment in commercial buildings for over 25 years. The majority of our experience has been with commercial office buildings in New York City and the surrounding area. After many years performing infrared scans with East Coast Industries, Inc. (ECI-NDT.com) of electrical enclosures and observing warm-to-hot enclosure covers, Delta T’s certified technicians observed that electrical anomalies existed behind these covers. Above is an example of a warm, fused disconnect switch for a passenger elevator at a landmark theater in New York City. With the cover opened and scanned, the thermogram clearly shows excessive heat from the switch’s Phase “B” fuse connections.

Warm-to-hot enclosure covers are what gave our engineers the idea of monitoring electrical enclosures on a daily, as opposed to yearly, basis. Since 2002, Delta T Engineering has conducted extensive research and development to achieve that goal. In 2007, the company was granted a patent for the Delta T Alert™ sensor.

After extensive lab and field testing to assure its accuracy and dependability, this innovative product was officially launched in 2008. Our innovative sensor monitors the Delta T (temperature difference) between the interior of an electrical enclosure and the ambient temperature within the room where the enclosure is located. The data is collected daily, at a specific time or times, and is transmitted wirelessly to a computer within your facility’s engineering department for analysis and trending.

Mission Statement

Delta T Engineering was founded with a single vision: to produce an innovative and affordable means of monitoring the heartbeat of your facility--your electrical system. To realize this vision, we’ve developed and patented the Delta T Alert™, which provides daily monitoring of temperature increases within your electrical enclosures, transmitting this critical data wirelessly to an onsite computer. Our goal is to support operations and maintenance of buildings and building systems so that they not only continue to meet long-term performance targets but also provide increased safety to building occupants and personnel.

The Delta T Alert™ simplifies the daily monitoring of your electrical systems, preserving safety while avoiding downtime and/or expensive repairs. To learn more about our revolutionary sensor, please click here or contact us at 877-321-0576.
